Private: property 120 ha (fenced) with trees, meadow, orchard, swimming pool (12 x 6 m, depth 100 - 250 cm, seasonal availability: 16.May. - 24.Oct.) with internal staircase. Garden furniture, barbecue, pool maintenance by the owner/gardener. 900 m long motor access (via unmade road). Parking on the premises. Shop 5 km, supermarket 5 km, sandy beach "Pescia Romana" 60 km, thermal baths "Sorano" 12 km, bathing lake "Bolsena" 17 km. Golf course (9 hole) 13 km. The owner does not accept any youth groups. In Winter the house can be booked only for max 12 peoples because two rooms on the ground floor are not heated.

Internet (WiFi, free). Please note: one double bedroom is outside the apartment. Non-smoking house. Maximum 2 pets/ dogs allowed. When booking at the price for 12 persons not available: the 2 bedrooms and 2 showers / WCs downstairs (unheated) connected externally to the house. In the winter period the house can be booked only for 12 people. When there are less than the maximum number of guests staying at the property, not all of the bedrooms will be available for use.
